It depends on what failed. A flashing detail or a pipe boot on a 17-year-old roof is worth fixing. Widespread granule loss with brittle shingles means a patch won’t hold, and we say so at the inspection.

Usually not. Water travels along the underside of the deck and down rafters before it drops through the drywall, so the entry point often sits several feet up-slope. We inspect the roof above the stain, not just the wet spot.

Most metal roof problems are repairable. Common issues like backed-out fasteners, failed gaskets, open seams, and worn pipe flashings can often be repaired. On most exposed-fastener systems, you can also replace individual panels without replacing the entire roof.

Put a bucket under the drip, move furniture clear, and photograph what you can see from the ground, including debris in the yard. Stay off the roof, then call us to get the inspection scheduled.

Sudden damage from wind or hail is generally covered, while wear from age usually is not. Claims from storm damage go to our in-house restoration department, which works the file with your adjuster.
